An investment opportunity is sourced by our team. After it has been vetted, negotiated, and placed under contract, it is circulated to our exclusive investor list.

Review Period

Investors have the chance to review the opportunity and discuss with us to answer any operational and strategic questions about the property and the newly created ownership structure.

Commitment

Once Investors decide their commitment level, they will sign the partnership agreement that specifies their capital contribution and percent ownership.

What to Expect

Once you join our family of investors, you can expect the following end-to-end service and experience:

The property will be revitalized, tenanted, and stabilized. Once stabilized, quarterly distributions from rental income will be sent to investors based on their percentage of ownership interest. Stabilization can take anywhere from a few days to several months depending on the level of construction and revitalization effort required.

Once the property is acquired, Cobalt will be responsible for all of its operations and management. Investors will receive quarterly updates throughout the entire period of ownership. Operating as a lean team, Cobalt is always available via phone or e-mail to answer any questions investors may have during the process.

Generally, Cobalt’s strategy is to revitalize and sell a property within five years. Selling is always a balance between holding a profitable, income-producing asset vs. returning capital plus appreciation to investors. While we achieve more wealth appreciation with higher deal volume, Cobalt strives to balance this with steady dividends throughout the operating cycle of our properties.

Upon disposition, sale proceeds are paid to investors based on their ownership interest, with a portion of the proceeds going to Cobalt. Cobalt doesn’t collect any profit-sharing benefit until after all our invested members receive their full allocation of capital back plus a previously agreed upon annual preferred return. We design our deals in this way to align Cobalt’s goals with those of our partners.
