Cobalt Investment Partners is focused on making private, value-add real estate investment opportunities available for people we care about. Our primary strategy is to acquire underutilized commercial properties, revitalize them, and pair them with local entrepreneurs that are expanding their businesses. This value-add process is not part of the public real estate investment sector and is thus typically inaccessible to individual investors. We offer our partners a better investment vehicle for private wealth growth in commercial real estate.
Investment Focus
- Revitalization and value-add strategies with an expected 3-5 year hold period.
- Pre-existing industrial, retail, and office properties.
- Deals with ongoing cashflow, with the goal of generating significant cash distributions once stabilized.
Investment Criteria
- Properties with an acquisition price of $5.0-$15M.
- Planned improvement and revitalization budget falls within $200K - $3M.
- Investment return target of 2.0x gross invested capital.
Thorough Property Analysis
During the deal selection process, we perform multiple analyses on every opportunity to determine the highest and best uses for each one. We then decide which opportunities are worthwhile to pursue. Finally, we determine which use strategy will yield the best risk-reward outcome and communicate this to our investment partners during the fundraising process.
Our investment opportunities are projected to produce stable cash flows after a potential renovation or rehab period and this leaves them well-positioned for long-term capital gains growth upon the sale of the property.
Our Commitment
In demonstrated support of our comprehensive process, we invest our personal capital alongside our investors’ capital. If we don’t believe in a deal enough to put in our own funds, we won’t propose it to you.
